Help with pricing

I do not know much at all about SEO or even the value of search terms. But if you were going to by a site for nothing more than some terms, how would you value it. If say it has 3 terms at number 1 that are very useful to you for poker. If I could pay someone to do seo for me and get terms to number one, then these 3 terms would be in my top 10 that I would ask to get. So what is a rough neighborhood of what a site is worth like that. I relaly have no way to know at all. I know I paid 10K for banners one month and I think this site would do so much more for me. And it would be a one time fee when I got it. I know this is very vauge, I would appreciate any input that can help me understand the value of buying a site to only use the terms that are number 1. I also know I would have to maintain to keep those at number one or have a shot at it? Really appreciate any ideas. Thanks

It's hard to say because it really would determine the value of those #1 ranking terms.

if that site ranks #1 for "party poker bonus code" It will have much higher value than a site that ranks #1 for "pokerstars withdrawal time"

If the key words are of value that will lead to sign ups and conversions than there is hardley a price to puqt on it without knowing traffic.

I sold a site that was #1 for "Bodog Poker review" I would get close to 15 RMP CPA's a month and was happy with that. now the new owners took 2 weeks to get signed up with bodog and there CPA is lower so they just lost a few thousand a month in revenue. It really depends if the terms are good for conversions and there is enough traffic for those terms.
